Depending on the return requirements of our capital we invest in value-add properties that require leasing expertise and repositioning. We look for some kind of value component to every transaction regardless of occupancy – below market rents, near term rollover and off-market opportunities.
Depending on the return profile and business plan of the investment we will cater our hold period to near term or long term value appreciation. Generally our long term holds are indicative of cash flow optimization versus immediate value realization.
We strive for diversity of income through multi-tenant properties which allow us to have flexibility in leasing, mitigate rollover risk and diversify exposure to a particular business risk. Our multi-tenant buildings generally provide a complimentary mix of tenants to achieve these intended goals.
We look for dynamic metro areas that have stable population, healthy municipal economics and enough critical mass to sustain long term growth. We generally focus on Secondary markets but have invested in Primary and Tertiary markets when warranted
We underwrite our investments to achieve enhanced returns that are not typically achievable in other fixed income vehicles. Returns vary by investment type and business plan.
